This past Friday my close friend, John, closed on a beautiful home just two blocks off Main Street in Manayunk!🎈I’m still over the moon about how we managed to buy this gem in the midst of a seller’s market with such low inventory and intense buyer competition.

✨ We toured about 12 - 18 homes before finding this beauty, which was above John’s initial budget.

We knew we had to act quickly to not lose out on this house due to its prime location & beautiful finishes.

Thanks to John's loan officer we were able to run the numbers on this house & get John pre-approved for more money.

And just like that we toured the house on Saturday morning, submitted the offer on Monday morning, & we went under contract on Tuesday evening.

🔥 First offer submitted, first offer accepted! 🔥

The best part is that not only did the property appraise 20k over the sale price, so John is walking in with some instant equity, but also, after rent from roommates, John won’t be paying more than $100 dollars a month on his mortgage. 🙌

Congratulations John! Looking forward to all the weekend get togethers with friends at your new home.

✨ Long overdue post from my closing in December! ✨

After almost three months since being away from Philly, I am back in the City of Brotherly Love and not a day goes by of how fortunate and grateful I am of the immense support I’ve gotten from close family members, friends, old co-workers, and other realtors in my brokerage.

In mid November, I flew down to Miami to visit my parents, like all the other almost monthly trips I’d take down to the see them, but, unfortunately, my dad’s health took a steep turn for the worse after a couple of days of being home.

With the exception of two quick trips to Philly, all the while we were going through closing, I was able to be at my dad’s bedside and for that I will forever be grateful. Real estate offered me the flexibility to be with him during his last moments.🙏🏻

I know it made him happy to see me close this deal and he was very supportive of my decision to enter the field of real estate and start my own small business.

And for all the deals to come this year, I know he would have been very proud. 🤍

If you’re interested in learning more about the home selling process or know someone that might be, send me a message!

Huge congratulation to my friends Danny and Carol on closing on their beautiful new home! ✨

During inspections, we found out the unfortunate news that the sewer lines were about to collapse. 😫

In fact, sewer line issues are increasingly becoming an issue across Philly since the city’s lines are reaching their expected lifetime.

We negotiated a full sewer line replacement from the back of the house to the city main, a project that can range from 20k - 40k dollars. 🙌 The sellers not only took care of the sewer replacement, but also agreed to return the basement to its previous finished condition.

Overall ecstatic that:

🤩 👉 we closed within our original timeline (45 days)

🤩 👉 successfully negotiated a full sewer line replacement

🤩 👉 the house appraised above sale price

Can’t wait to see all the personal touches you add to your new home!

✨ Huge congratulation to my clients & friends on becoming first time home owners! ✨

It all started back in early March when Elizabeth messaged me about their goals to buy a house before their lease was up, so we met up for Cuban coffee ☕️ and pastelitos at Home Cuban Cafe.

We chatted about the steps of the home buying process & what we needed to do to make home ownership a reality.

A little after the three week mark of meeting for coffee, we went under contract! 🙌

Yesterday, after a long settlement period since the sellers had to find a home of their own in DE, we celebrated by visiting Home Cuban Cafe again!

Muchas felicidades Elizabeth & Jose!! 👏

I will forever cherish all the fond memories of home searching with you both! We powered through some snow & rain, and came across a lot of unique things while home searching — some highlights include a ton of interesting wallpaper, funny light switch covers, and a staircase pencil sharpener!

✨ Cheers to many more beautiful memories to come in your new home! ✨

HUGE ✨ congrats to my friends & clients, Danny & Christina, on closing on their beautiful new construction home!

It all started back in March. We met for coffee at @lacolombecoffee and came up with a game plan to get them in a home by July or August of this year, as their lease was ending at the end of August.

We reversed the ideal timeline.

Here’s how we planned it out 👇👇

✨ Did you know your first mortgage payment skips one month after your month of settlement? If you close anytime in July, whether July 1st or July 20th, your first mortgage payment won’t be until September 1st.

✨ Like many renters, they had already pre-paid their last month of rent, so they knew they’d be BOTH mortgage and rent free in August if we closed in July.

✨ Since we were aiming to close in July, we had to hopefully go under contract at the end of May or June to facilitate a 45 or 30 day close, respectively.

✨ We met in mid March so this meant we had roughly 2 months or so before we had to be under contract — so the search began!

Having a mid July settlement would allow them to slowly furnish their new home 🛋, complete any desired house projects 🔨 , and find potential new housemates without being rushed while still having the month of August as a buffer month between their rent & mortgage payment. 💲

Sometimes you can’t time when the “perfect” home will come on the market, amongst a handful of other factors, so plans need some flexibility built in.

My number one advice is to work alongside a trusted realtor that will take the time to explain the home buying process, adapt, and not rush the decision if it does not align with the goals you discussed.

💥 Reach out if you or someone you know is interested in buying or selling💥

More exciting news to come over the next couple of weeks!

Any guesses?!

Huge congratulations to my client, Karl, who went under contract & closed on a corner unit at the highly desired Society Hill Towers! ✨ The listing came on the market as I was leaving to Israel ~ literally 5 minutes before take-off.

We had been waiting a couple of months for a corner unit to pop up in the South Tower so we knew we had to act fast!

We submitted our initial offer, but it soon turned into a multiple offer scenario.

Highest & best was due the next day. After anxiously waiting, our offer was the winning one!! Woohoo!! 🙌

The best part is that the call came in while at my friend’s wedding 🎉 It turned into a double celebration night.💃🏻

One of the most important decisions you’ll make as a home buyer or seller is who you pick to work alongside you:

➡️ Agent

➡️ Mortgage Lender/Broker

➡️ Title

We did not let vacation, slow internet, & the 7 - 10 hour time difference between Philly, Seattle, and Israel get in the way of getting under contract.

Looking forward to welcoming you back to Philly from Seattle! ✨

MOVED BACK HOME TO MIAMI 🌴

Toward the end of 2022, I began preparing for my Florida Real Estate Exam, since Pennsylvania and Florida did not have license reciprocity. I always knew that, eventually, I wanted to make my way back home to be closer to family, so I started taking the necessary steps to make that transition a reality.

How I survived nine winters in the Northeast still baffles me, but I’ll always have fond memories of the City of Brotherly Love. Whether it was the hiking trails, incredible food scene, countless museums, or rich history, Philadelphia always had something new to offer.

When I moved back, I was excited to experience and enjoy my own city through a different lens: this time, as an adult. I made a conscious effort not to take the little things about Miami for granted. I started spending more time at the beach, learned how to dance salsa, started enjoying those afternoon cafecito breaks, and fully embraced being a Miamian again. ☀️

Coming home also meant an opportunity to put my professional experience to work in a city I know and love. I'm grateful to help buyers, sellers, and renters navigate one of the country's most expensive housing markets, bringing a local perspective, transparency, and guidance to what can often feel like an overwhelming process.

Sometimes, moving away gives you a whole new appreciation for the place you've always called home.

And for that I thank, Philly. ❤️
